  • Client brief & requirements
  • Site inspection
  • Review of existing As-Built drawings & related documentation
  • Photographic records of existing conditions
  • Inventory check & records
  • Visual assessment of Architecture, Structures & MEP components
  • Assessment for compliance to Building Codes & Regulations
  • Calculation of net usable area

PRODUCTION OF AS-BUILT & 3D MODEL DRAWINGS :

  • Physical measurements or
  • Measurements using LIDAR – Laser 3D Scan Technology
  • Conversion of LIDAR 3D modeling data into AutoCAD drawings
  • Review & reaffirm accuracy of As-Built Drawings

ARCHITECTURE DUE DILIGENCE :

  • Assessment on Building Codes & Regulations
  • Approximation of budget required for making good to Client requirements
  • Approximation of time required for making good

STRUCTURE DUE DILIGENCE :

  • Preliminary assessment of overall structural integrity
  • Structural integrity testing
  • Production of As-Built drawings with dimensions, cross sections & reinforcement details
  • Structural analysis and desktop calculations
  • Structural strengthening options for Client approval
  • Approximation of budget required for making good to Client requirements
  • Approximation of time required for making good

 

MECHANICAL, ELECTRICAL & PLUMBING DUE DILIGENCE :

  • Preliminary assessment of overall MEP systems integrity
  • MEP systems integrity testing
  • Production of As-Built drawings with critical single line diagrams & routing
  • MEP systems analysis and desktop calculations
  • MEP systems upgrade options for Client approval
  • Approximation of budget required for making good to Client requirements
  • Approximation of time required for making good

DUE DILIGENCE SUMMARY REPORT :

  • Compilation of photographs, records, calculations with commentary
  • Budget with timeline for making good
  • Close-out report
